BUILDING SPECIFICATIONS

Building Frame

The foundations of the building, the base, the columns, floors and concrete roofs (where applicable) are constructed from concrete to C16/20 standard, and reinforced with iron bars to S500 Standard. This complies with current anti-seismic building regulations as specified by the Greek government.

Walls

Exterior walls consist of a double-layer cavity brick construction. The internal cavity is insulated with Astro foil sheeting or Dow polystyrene foam.

Interior walls are of single-layer brick construction or dry wall panels with sound insulation

All walls have reinforced concrete beams running horizontally throughout the building.

Adjustable ventilation points imported from the UK, are included in each living area and all bedrooms. These items allow distribution of air flow through the house, preventing damp and mould which houses in Crete are prone to, due to humidity.

Insulation

It’s special attention to the insulation of their homes in order to protect against the range of temperatures for both heat and cold and therefore keep energy consumption costs down. The insulation material used is extruded polystyrene panels and insulating film from the Astro Foil Hellas company. Insulation is positioned within roof areas, external columns, floor level beneath heating and within all exterior cavity walls of the house.

Insulation is not standard in Greek homes.

Damp-proofing

The company incorporates a full UK approved damp-proof course into their buildings to prevent moisture from rising through the wall structures. A damp-proof course is a protective horizontal barrier positioned at low level within the brickwork designed to prevent rising damp, and the materials are specially imported to Crete by the company. A water proof membrane is also installed under the floor of the house.

Plastering

All walls are plastered with three layers of plaster. The depth of the plastering is approximately 2cm.

Roof Construction

Flat and terraced roofs are constructed from reinforced concrete.

All down pipes and guttering from balconies and roofs are included.

Doors and Windows

All external doors and windows are of white double glazed Europa aluminium or equivalent and have marble sills and yale type locks or equivalent.
Roll-up shutters are included on all opening windows/doors with electrically operated shutters

installed on door widths over 1.6 metres.

An insect screen is included in each room.

Tiling

All internal floors and balconies/verandas are leveled with 2 layers, first with concrete and then plaster screed. The flooring is finished with Italian and Spanish ceramic tiles from the Prima Vista range or equivalent.

Tiled areas include all internal floor and staircases, bathrooms up to door height, kitchen splash back, all verandas and swimming pool areas.

External tiling all sloped away from the house for proper rainwater drainage.

Verandas and balconies

Concrete or a combination of concrete and galvanized iron balcony rails are installed.

In specific projects, Inox or aluminium balcony rails are installed instead.

Iron stair rails for internal staircases are included where applicable.

Heating

Full electrical under floor heating is included, with individual thermostats in each room.

In specific projects, conventional radiator heating is included instead.

Cooling

Air conditioning in living areas and bedrooms. Energy efficient and environmentally friendly air-conditioning units are installed, that use refrigerants (freon) with a much less chlorine content, namely R-410-A and R-407-C.

External air conditioning drains are plumbed into the guttering. The external air conditioning units are aesthetically placed.

Hot water

An energy efficient solar panel unit provides hot water throughout the house. An electric immersion heater is also installed for hot water supply in periods of cloud over.

Electrical Work

Electrical connections for a washing machine.

Electrical work includes connection to the distribution board in the house.

Telephone and TV sockets are provided in the living area and bedrooms. All electrical wiring is concealed in the walls or floors.

Power sockets are provided in all rooms.

Installation of standard plastic light fittings in all rooms.

Exterior lighting points on stepped areas and at entrance/exit points.

Plumbing Work

European standard plumbing connection from the house to a main septic tank, situated in the ground.

Plumbing connections for a washing machine.

All internal plumbing work boxed in.

Water storage tank. A reserve water tank (1000 litre) and electric pump is installed. This is usually housed in the swimming pool area and provides a back up to the mains water supply in the event of interruptions or local water shortages. The electric pump also provides a constant water pressure throughout the year.

Woodwork

Wood used throughout the building includes:

Internal doors with handles and door frames

Designer fitted wardrobes with handles in all bedrooms as per ARCHITECT plans and boxed up to ceiling.

Painting & Decoration

All wall surfaces are painted with 3 layers of high quality paint materials, selected for the suitability of the Cretan building techniques and climate.

Bathroom

Bathroom fixtures include:

Wall tiling to the height of the top of the door frame.

Bathroom fixtures as shown on ARCHITECT plans from the Ideal Standard range or equivalent.

Bathroom fittings include a cupboard mounted hand basin, toilet roll holder, towel rail/ring, soap holder and mirror over hand basin.

Suspended ceiling in bathroom incorporating embedded spotlights.

Kitchen

A designer fitted kitchen including sink and cupboards is supplied. A tiled splash-back above work surface is included.

A filter extractor fan is included

Integrated stainless steel electrical appliances are included as follows:

Hob, oven, filter extractor fan and fridge/freezer (Candy/LG or equivalent)

Guttering

All downpipes are connected to drains under external pathway to take water away from the house.

Full exterior drainage designed at concept to allow adequate flow of rainwater away from the house.

Parking areas

Private parking areas are allocated. In specific projects, covered parking areas are included.

Landscaping and Swimming Pool

All exterior landscaping and pool areas are as per drawing plans.

Exterior water taps.

Guarantees

2 years defective workmanship guarantee.

Lifetime guarantee on main-frame of the house.

  • Insurance cover for the house throughout the build.
  • All IKA payments for construction workers. This is compulsory for land owners and is included in our costs.
  • All documentation and applications submitted to connect electric and water to property.
  • Personal building supervision by fully qualified civil engineers and quality control managers.
  • Progress reports throughout the build.
